Land Record Extract in Chandigarh (Online Jamabandi and Nakal)
Chandigarh state government scheme
A land record extract in Chandigarh is the jamabandi, viewed free on the Online Jamabandi portal of the Revenue Department at revenue.chd.gov.in. Chandigarh lets anyone check jamabandi, take an online nakal and view a sanctioned mutation copy for its village land by owner name, khewat number or khasra number, with certified copies delivered by the village patwari under the Right to Service.
What is a land record extract in Chandigarh?
A land record extract in Chandigarh is the jamabandi, the periodic record of rights maintained by the Revenue Department, Chandigarh Administration, for the Union Territory's revenue estates. A jamabandi lists the owners of a khewat, their shares, the khasra numbers making up the holding, the cultivator and the land revenue. A nakal is the copy of that entry that you take away.
People are often surprised that Chandigarh has land records at all. It does. Under the planned sectors lie revenue villages, Attawa, Badheri, Bairmarja, Behlana, Burail, Buterla, Chahar-Taraf-Burail, Daddu Majra, Daria, Dhanas, Hallomajra, Kaimbwala, Khuda Lahora, Makhan Majra, Maloya, Mani Majra and others listed on the Revenue Department's own village dropdown. Land in those estates is still recorded in khewat and khasra numbers, still maintained by patwaris posted at patwar khanas, and still mutated when it changes hands.
Chandigarh publishes this record at revenue.chd.gov.in, a portal titled Online Jamabandi, Revenue Department, Chandigarh (UT). The department's own about text says the site "has been developed to help people to access official land record of Chandigarh such as Registration, Mutation and Jamabandi", and that people can view sanctioned mutations and jamabandi of any land in Chandigarh using owner name, khewat number and khasra numbers.
That last point is worth pausing on. Most state land portals refuse a name search. Chandigarh allows one, which makes it genuinely easier to trace a holding when you have inherited papers with no numbers on them.
What is on the Chandigarh revenue portal?
The Online Jamabandi portal carries:
- Jamabandi, the record of rights view.
- Online Nakal. The copy of the jamabandi entry, with a search-by option and an OTP step.
- Online Mutation Copy. The sanctioned mutation, with a mutation status screen that opens on the village dropdown.
- Property registration services; check deed appointment availability, online appointment for deed registration, re-print appointment receipt, online e-registration payment, and View Registered Deeds, split into deeds registered up to 15 January 2025 and from 16 January 2025 onward.
- Fee and rate documents: collector rates, a mutation fees PDF, a stamp duty and registration fees PDF, and separate fee sheets for name change in electricity, water and municipal records.
- BhuNaksha at bhunaksha.chd.gov.in for the cadastral map.
- Apply for Demarcation, with an online form and a status check.
- Services under RTS, the Right to Service list of notified revenue services with named designated and appellate officers.
- A glossary of revenue terminology in Hindi and vernacular-to-English terms, which is unusually helpful if you have never read a jamabandi before.
- Lodge Grievance, linking the national CPGRAMS system at pgportal.gov.in.
Who can get a Chandigarh land record extract?
You can apply if:
- You are the recorded owner of land in any Chandigarh revenue estate.
- You are a co-sharer in a khewat, which is extremely common in Chandigarh's villages where holdings have been divided across generations without partition.
- You are a prospective buyer verifying ownership before paying an advance.
- You are a legal heir tracing what a deceased relative held.
- You are any member of the public. The jamabandi view asks for no login and no reason, because land records are public records.
You cannot apply if, the limits are these:
- You cannot use this portal for a flat or a sector plot. Chandigarh's planned residential and commercial properties are administered by the Estate Office, not through jamabandi. Estate Office property information sits on its own Know Your Property service, and this article is not about that.
- You cannot search without the village. Every screen starts from the revenue estate dropdown.
- You cannot complete a nakal or mutation copy without an OTP on the mobile number you enter.
- You cannot get a jamabandi to prove clean title on its own. It shows possession and revenue entries, not a chain of registered deeds.
- You cannot change a wrong entry through a search. That takes a mutation or a correction before the revenue officer.
What do you need before you start?
| Requirement | Mandatory | Notes |
|---|---|---|
| Village or revenue estate | Yes | The first dropdown on every screen |
| Owner name, khewat or khasra number | Yes, one of them | Chandigarh allows a name search |
| Mobile number | Yes for nakal and mutation copy | OTP confirmation step |
| Photo ID | Offline route | At the patwar khana |
| Sale deed or old jamabandi | Helpful | Carries exact khewat and khasra numbers |
| Co-owner consent | Demarcation only | Mutual consent is the notified route |
How to get a land record extract in Chandigarh online
- Open revenue.chd.gov.in, the Online Jamabandi portal of the Revenue Department.
- Choose the service you actually need: Jamabandi for the record of rights, Online Nakal for a copy of the entry, or Online Mutation Copy if you want to see a sanctioned mutation.
- Select the village from the revenue estate dropdown. If you do not know which estate your land falls in, the khasra number on an old paper or the patwar khana nearest the land will tell you.
- Pick your search option, the nakal screen offers a search by choice, and the department supports owner name, khewat number and khasra number.
- Enter the value and your mobile number, then complete the OTP confirmation the portal asks for.
- Read the record. Check the owner names and shares, the khasra numbers, the area, and whether a mutation has been sanctioned against the khewat since the jamabandi was drawn up.
- Cross-check on BhuNaksha at bhunaksha.chd.gov.in so the khasra you are reading about is the piece of ground you think it is.
- Check View Registered Deeds for transactions on the registration side, remembering that Chandigarh splits the view at 15 and 16 January 2025 into two separate search screens.
How to get a certified copy or a demarcation in Chandigarh
- Go to the patwar khana for the revenue estate. The Right to Service list gives the locations plainly: patwar khanas near Panna Lal Halwai in Mani Majra main market, near the Sampark Centre at Makhan Majra, near Ram Leela ground in Burail, near the anganwadi at Khuda Lahora, and near the post office at Maloya, among others.
- Ask the patwari for the certified copy. Chandigarh's Right to Service list includes certified copies of all manual documents at village level where the number of pages is less than five, with the patwari named as the designated officer for that service.
- Pay the notified fee and take a receipt.
- For a demarcation, use Apply for Demarcation on the portal; fill the applicant details and village, complete the OTP step, and then use Check Application Status on the same page. The Right to Service list names the Circle Kanungo as the designated officer for demarcation of land by mutual consent of landowners.
- If nothing moves, appeal under the Right to Service, which is exactly what the notified list of officers exists for.
How do I check status and escalate?
- Check Application Status on the demarcation page, for a demarcation request.
- Mutation Status on the mutation screen, selecting the village.
- Right to Service escalation, which Chandigarh publishes with names and numbers rather than generic designations:
- First appellate authority — Assistant Collector Grade-II / Tehsildar (Revenue), 30 Bays Building, Sector 17, Chandigarh, 9888305155.
- Second appellate authority. The Sub Divisional Magistrate for your area: SDM (Central) at the Deputy Commissioner Office, Sector 17, on 0172-2700115; SDM (East) at Plot No. 701, CTU Workshop IA Phase-I, on 9041974217; and SDM (South) at the Hockey Stadium, Sector 42, on 0172-2676016.
- CPGRAMS at pgportal.gov.in, linked from the portal's Lodge Grievance menu.
- Sub Registrar Office UT Chandigarh, Bridge Market, Sector 17, Chandigarh 160017, for anything on the deed registration side.
How long is a Chandigarh jamabandi valid?
A jamabandi has no expiry date but it is a periodic record, it is rewritten on a cycle, and between two jamabandis the position changes through sanctioned mutations. A jamabandi entry from several years ago can be perfectly genuine and completely out of date.
That is why the Chandigarh portal gives you the mutation copy and mutation status services alongside the jamabandi. A buyer should read the jamabandi first, then check whether any mutation has been sanctioned against that khewat since, then check the registered deed view for the same land. Banks in Chandigarh ask for a recent nakal, and there is nothing to renew, you simply pull it again, which costs nothing online.
Why do Chandigarh land record searches go wrong?
- Looking for a sector flat or SCO in jamabandi. Planned Chandigarh property is Estate Office territory; jamabandi covers the revenue estates.
- Wrong village chosen, particularly where an old village name and a modern sector name refer to overlapping ground.
- Name spelling differences. A name search is a gift, but it fails on a single letter, so try short forms and the father's name too.
- Reading a jamabandi and missing a later sanctioned mutation, which is the single most common error.
- Assuming the OTP step is optional. The nakal and mutation copy screens will not release the document without it.
- Ignoring co-sharers. Chandigarh village khewats are frequently held in fractional shares, and a seller with a one-eighth share cannot sell the whole.
- Skipping BhuNaksha, and buying a khasra that turns out to be landlocked or a different shape from what was shown on site.
What does it cost, and what should you refuse to pay?
Viewing jamabandi, taking an Online Nakal and viewing a mutation copy on revenue.chd.gov.in is free. A certified manual copy from the patwar khana costs only the notified counter fee, against a receipt. Mutation fees, stamp duty and registration fees are published as PDFs on the portal itself, so you can read the rate before anyone quotes you one.
Agents around the 30 Bays Building and the Sub Registrar Office in Sector 17 offer to "get the nakal" or "push the mutation" for a few thousand rupees. They are typing the same village and khasra number into the same free public page. No patwari can insert or delete a name in a jamabandi without a sanctioned mutation, and the Right to Service list exists precisely so that you can appeal instead of paying. Never share your OTP, and never accept a nakal that did not come from revenue.chd.gov.in or from the patwar khana counter.

Is the Chandigarh jamabandi search free?

What is a nakal in Chandigarh?
A nakal is a copy of the jamabandi entry for a holding, and Chandigarh issues it through the Online Nakal service on revenue.chd.gov.in. The jamabandi itself is the periodic record of rights listing owners, khewat and khasra numbers, shares and cultivation.
Does Chandigarh have agricultural land records at all?
Yes. Chandigarh is a city Union Territory but it still has revenue estates — villages such as Attawa, Badheri, Burail, Dhanas, Kaimbwala, Khuda Lahora, Maloya, Mani Majra and Daria — and jamabandi is maintained for them by the Revenue Department through patwaris posted at patwar khanas.
How do I get a certified copy of a village land document in Chandigarh?
Ask the village patwari at the patwar khana. The Chandigarh Right to Service list includes certified copies of all manual documents at village level where the number of pages is less than five, with the patwari as the designated officer and the Tehsildar (Revenue) as the first appellate authority.
Can I apply for demarcation of my land online in Chandigarh?

Where do I see the map of my khasra in Chandigarh?
Use the BhuNaksha link on the revenue portal, which opens bhunaksha.chd.gov.in and shows the cadastral map of the revenue estate with khasra boundaries.
Whom do I complain to if the patwari does not give the record?
Escalate under the Right to Service — the first appellate authority is the Assistant Collector Grade-II or Tehsildar (Revenue) at 30 Bays Building, Sector 17, Chandigarh, on 9888305155, and the second appellate authority is the Sub Divisional Magistrate for your area. The portal also links the national CPGRAMS grievance system.
