PMAY-U 2.0 vs PMAY-Gramin vs the original PMAY-Urban

If you have no pucca house, the right Pradhan Mantri Awas Yojana scheme is decided almost entirely by where you live: PMAY-U 2.0 for urban areas, PMAY-Gramin for rural. The original PMAY-Urban (2015) is a closed earlier mission whose Credit Linked Subsidy Scheme (CLSS) no longer takes fresh claims. Who each scheme suits

Choose PMAY-U 2.0 if you live in a statutory town or a notified planning/development area, own no pucca house, and your household income is within Rs 9 lakh. Pick the vertical that fits: BLC if you have your own vacant land to build on, AHP to buy a unit built in partnership, ARH if you want rental rather than ownership, and ISS if you are taking a home loan sanctioned on or after 1 September 2024.

Choose PMAY-Gramin if you live in a rural area. Eligibility is need-based through SECC deprivation parameters and Gram Sabha verification, not income slabs, and assistance is Rs 1.20-1.30 lakh depending on terrain. Urban income limits do not apply.

The original PMAY-Urban is a separate, earlier mission. If you are checking an old sanction or a CLSS claim, that belongs to the 2015 mission, not to PMAY-U 2.0. New home-loan-subsidy applicants should use the PMAY-U 2.0 Interest Subsidy Scheme instead of CLSS.

Can I hold both, and which comes first?

You cannot draw benefits under both PMAY-U 2.0 and PMAY-Gramin for housing. The overall PMAY mission funds one pucca house per eligible family that owns no pucca house anywhere in India, so the schemes are mutually exclusive by design. The deciding factor is whether your location is urban or rural, not a choice between two you could stack. There is no "which first" because you qualify under exactly one based on where you live.

Within PMAY-U 2.0, you also cannot double-dip: the ISS subsidy applies once per property, and transferring your loan balance to another lender after claiming disqualifies further claims. A family that owns a pucca house anywhere in India is out of both schemes entirely.

If you are unsure which applies

Your address decides it. If your locality is a statutory town per Census 2011 or a notified planning/development area, apply under PMAY-U 2.0 at pmay-urban.gov.in. If it is rural, apply under PMAY-Gramin at pmayg.nic.in. When in doubt, confirm your area's classification with your Urban Local Body or Gram Panchayat before applying, so you do not file under the wrong mission and get rejected.
