PMAY-U 2.0: How to Check Application and Payment Status

How do I check my PMAY-U 2.0 status?
Track your PMAY-U 2.0 application on the PMAY MIS portal at pmaymis.gov.in using the application number you noted at submission, then track any released instalment through PFMS by bank account. Which office moves your file depends on your vertical, the Urban Local Body for construction verticals, and your bank for the Interest Subsidy Scheme. This article walks through both. Step 1: Check your application status on the MIS portal
- Go to pmay-urban.gov.in and open the PMAY-U 2.0 link, which takes you to the MIS portal at pmaymis.gov.in.
- Use the application-status or beneficiary-search option.
- Enter your application number (noted at submission) or search by Aadhaar/name where offered, and the captcha.
- Read the stage displayed.
What each stage means and what moves your file
PMAY-U 2.0 routes differ by vertical, so read your status in that light:
- BLC and AHP (construction verticals): After you register your housing demand, the file goes to your Urban Local Body and then the state for verification and sanction. A "pending at ULB" status means the local body has not yet verified your no-pucca-house declaration and details: follow up at the ULB office.
- ISS (Interest Subsidy Scheme): Your application is forwarded to your Primary Lending Institution (PLI). The bank or housing finance company — which verifies you against the income criteria and files the subsidy claim. For ISS, your bank, not the ULB, is the office to chase.
- Sanctioned / Approved: The assistance or subsidy has been approved for release. This is not the same as money credited.
Step 2: Complete geo-tagging where required
For construction verticals, instalments are tied to physical progress verified by geo-tagging. For ISS, geo-tagging is done after the first instalment for a completed house, and before each instalment for a house under construction. If your status is stuck before an instalment, an incomplete geo-tag is a common cause: complete it through your ULB.
Step 3: Track the payment on PFMS
Assistance and subsidy instalments are released by Direct Benefit Transfer, so once a status shows sanctioned, track the money on PFMS.
- Open pfms.nic.in and use Know Your Payment.
- Enter your bank account number and the captcha.
- Read the payment stage: commonly Validated, Approved, Payment Initiated, and Success or Failed.
If PFMS shows Failed, it usually means the bank account is inactive, not correctly linked, or the details do not match; fix the account and raise the failed payment so it can be re-pushed.
How the ISS instalments are released
The interest subsidy under PMAY-U 2.0 is released in five equal yearly instalments, up to a maximum of Rs 1.80 lakh, provided the loan account stays active and more than 50% of the principal is outstanding. If an instalment does not arrive, first confirm with your bank that the account is active and the outstanding-principal condition is still met.
Common reasons a status stays stuck
- ULB verification pending on the no-pucca-house declaration (construction verticals).
- PLI verification pending on income (ISS).
- Geo-tagging not completed before an instalment is due.
- Bank account issue causing PFMS payment failure.

There is no application fee for PMAY-U 2.0 and no agent is authorised to secure a sanction or "release" an instalment. Do not pay anyone to add your name to a beneficiary list.
