Pradhan Mantri Awaas Yojana - Gramin (PMAY-G)
PMAY-G is the Ministry of Rural Development's rural housing scheme that gives Rs 1.20 lakh unit assistance in plain areas and Rs 1.30 lakh in hilly and North Eastern areas to rural families without a pucca house. What is PMAY-G?
Pradhan Mantri Awaas Yojana - Gramin (PMAY-G) is the Government of India's rural housing programme, run by the Ministry of Rural Development. It restructured the old Indira Awaas Yojana with effect from 1 April 2016 and its stated goal is a pucca house with basic amenities for every rural household living in a kutcha or dilapidated house.
According to the PMAY-G portal, the scheme provides unit assistance of Rs 1.20 lakh in plain areas and Rs 1.30 lakh in North Eastern states, hilly states and the union territories of Jammu & Kashmir and Ladakh. The money is not a loan and does not have to be repaid.
Key objectives
- Replace kutcha and dilapidated rural housing with durable pucca houses of at least 25 square metres.
- Deliver the grant directly to the beneficiary rather than build houses through a contractor. The household is its own builder.
- Converge housing with sanitation, drinking water, electricity and LPG so that the completed house is liveable, not just built.
Main features
- Beneficiary-led construction. The household chooses the design, the materials and the mason. PMAY-G publishes regional "Pahal" design typologies as a reference, not a requirement.
- Cost sharing between the Centre and the states is 60:40 for plain areas and 90:10 for North Eastern and Himalayan states, with 100% central funding for union territories without a legislature.
- Convergence support of 90 or 95 days of unskilled labour wages through MGNREGS and Rs 12,000 for a toilet through Swachh Bharat Mission-Gramin, MGNREGS or another dedicated source of funding.
- Full digital tracking through AwaasSoft and the Awaas mobile app, with geo-tagged and time-stamped photographs at each stage of construction.
- Scheme period extended from 2024-25 to 2028-29 for 2 crore additional houses, taking the cumulative target to 4.95 crore houses.
Who is eligible for PMAY-G?
PMAY-G does not work like an ordinary application scheme. The beneficiary comes from a permanent wait list built out of survey data and then approved by the gram sabha, so eligibility is decided by household characteristics rather than by who applies first.
You can be selected if:
- You live in a rural area and your household has no pucca house, or lives in a house with kutcha walls and a kutcha roof, or in a house with one or two rooms only.
- Your household is covered in the Awaas+ survey and validated by the gram sabha.
- You fall in a priority group, Scheduled Caste and Scheduled Tribe households, minorities, freed bonded labourers, next of kin of defence and paramilitary personnel killed in action, widows, single women and persons with disabilities get precedence in the order of the wait list.
- Households that are houseless, or living on alms, or from a primitive/particularly vulnerable tribal group, or manual scavengers are covered under the compulsory inclusion categories.
You cannot apply, or are automatically excluded, if:
- Any member of the household earns more than Rs 15,000 per month. This ceiling was raised from Rs 10,000 for the Awaas+ 2024 survey.
- Any member pays income tax or professional tax.
- Any member is a government employee.
- The household owns a motorised three-wheeler or four-wheeler, or mechanised three or four wheeler agricultural equipment.
- The household holds a Kisan Credit Card with a sanctioned limit of Rs 50,000 or more.
- The household owns a registered non-agricultural enterprise.
- The household already owns a pucca house, or owns land above the prescribed irrigated/unirrigated thresholds.
- The household has already received housing assistance under PMAY-G, Indira Awaas Yojana or any other central or state housing scheme.
Three conditions that used to disqualify families were removed in the 2024 revision: owning a motorised two-wheeler, owning a refrigerator and having a landline telephone. The exclusion list came down from 13 conditions to 10.
What documents are required for PMAY-G?

How to apply for PMAY-G through the Awaas+ survey
PMAY-G has no walk-in online application form. Registration happens through the Awaas+ survey conducted on the AwaasPlus mobile app, which offers a self-survey mode and an assisted mode.
- Install the AwaasPlus app from the Google Play Store or the Apple App Store. It is linked from the official portal at pmayg.dord.gov.in.
- Choose Self Survey and authenticate yourself with Aadhaar face authentication. Any adult member of the household with an Android smartphone can do this for the family.
- Fill in household details — family members, current housing condition, income, assets, MGNREGS job card number and bank account details.
- Capture the required photographs of your existing house, which the app geo-tags automatically.
- Submit the survey. If you cannot complete a self-survey, ask the panchayat enumerator or Awaas Mitra to record you under Assisted Survey.
- Track the entry through the gram sabha verification and the appellate process at block level, where the draft list is displayed for objections.
- Once your name appears in the sanctioned list, collect your PMAY-ID / registration number from the block office and use it to check instalment status on the portal.
How to apply for PMAY-G offline
- Visit your gram panchayat office or the block development office and ask for the Awaas+ enumerator responsible for your village.
- Give the enumerator your Aadhaar number, Aadhaar consent, job card number and bank details for the assisted survey.
- Attend the gram sabha at which the draft wait list is read out and object in writing if your household has been left out.
- If the objection is rejected, file an appeal with the block level appellate committee, and then with the district level committee.

PMAY-G also expects convergence with Ujjwala for an LPG connection, Saubhagya or the state utility for an electricity connection, and Jal Jeevan Mission for piped water, so the completed unit has core amenities rather than only four walls.
How to check your PMAY-G status and beneficiary list
- Open pmayg.dord.gov.in and go to the Awaassoft menu.
- Select Report and then the Beneficiary details for verification option to search by state, district, block and panchayat.
- Use the FTO Tracking option with your Fund Transfer Order number to see whether an instalment has actually been released to your bank.
- Use the "Am I Eligible?" tool on the portal home page to check whether your household clears the exclusion criteria.
Why PMAY-G instalments get delayed
- Bank account not Aadhaar-seeded, so DBT cannot reach it.
- Geo-tagged photograph missing for the previous construction stage, which blocks the next release.
- Name or account mismatch between Aadhaar, the job card and bank records.
- Physical verification pending by the block or panchayat official.
- State share not released, which holds up the combined instalment.

PMAY-G registration and the Awaas+ survey are free. According to the Ministry of Rural Development, the scheme relies on social audit and geo-tagged evidence precisely to keep middlemen out; no official or agent is entitled to a fee for adding your name to the list.

Does owning a two-wheeler or refrigerator disqualify me from PMAY-G?
No, not any more. The exclusion list was cut from 13 conditions to 10 for the Awaas+ 2024 survey, and ownership of a motorised two-wheeler, a refrigerator or a landline telephone was dropped as a ground for exclusion. The monthly income ceiling was also raised from Rs 10,000 to Rs 15,000.
What is the minimum size of a PMAY-G house?
The minimum size of a PMAY-G house is 25 square metres, including a dedicated area for hygienic cooking. Beneficiaries are free to build larger or to choose their own design and materials; the assistance amount does not change with the size or design chosen.
How is PMAY-G money paid out?
PMAY-G money is paid in instalments directly into the beneficiary's Aadhaar-seeded bank or post office account through Direct Benefit Transfer, released as construction reaches verified stages such as plinth, lintel and roof. How long does PMAY-G run and how many houses are targeted?
PMAY-G has been extended from 2024-25 to 2028-29 to build 2 crore additional houses, taking the cumulative target to 4.95 crore. According to the PMAY-G portal, 3.91 crore houses had been sanctioned and over 3.12 crore completed across both phases as on 31 July 2026.
