How to Apply for PMAY Urban Housing Assistance After PMAY-U Closed
You cannot apply for the original Pradhan Mantri Awas Yojana - Urban any more: sanctioning of new houses stopped on 31 March 2022, and the extension of the mission period to 31 December 2025 exists only to finish houses already sanctioned. An urban household applying today applies under PMAY-U 2.0, the revamped mission in force from 1 September 2024, through the official portal at pmay-urban.gov.in, a Common Service Centre, or the citizen counter of its urban local body. The Pradhan Mantri Awas Yojana - Urban (PMAY-U) guide covers the original mission's verticals, income slabs and benefit amounts; this article is the practical walk-through of the application itself, plus what to do if you already have an old PMAY-U file.
Step 1: Confirm which scheme you are actually applying to
Two things settle this quickly.
- If no house has ever been sanctioned for your family, PMAY-U is closed to you and PMAY-U 2.0 is the only live route. Skip to Step 2.
- If a house was sanctioned under PMAY-U before 31 March 2022 and is incomplete or unpaid, you are not an applicant at all: you are an existing beneficiary, and your file is followed up with the urban local body and the State Level Nodal Agency, not through a fresh application. Track that file on pmaymis.gov.in instead of applying again.
Applying afresh when a sanction already exists in your household's name is the fastest way to have both records flagged as duplicates.
Step 2: Check the eligibility conditions that carry over
The core conditions PMAY-U enforced are the ones that decide urban housing eligibility in practice, and they are worth checking before you fill anything:
- No pucca house anywhere in India owned by any member of the beneficiary family, defined as husband, wife, unmarried sons and unmarried daughters. Ownership counts whether the house is occupied or rented out.
- No central housing assistance taken before, under PMAY-U or any other central housing scheme.
- Household income within the slab. PMAY-U used EWS up to Rs 3 lakh a year, LIG Rs 3 lakh to Rs 6 lakh, MIG-I Rs 6 lakh to Rs 12 lakh and MIG-II Rs 12 lakh to Rs 18 lakh. Confirm the current slabs for your vertical on pmay-urban.gov.in before declaring income.
- You live in a covered urban area, a statutory town or a planning area notified with it.
- You own the plot, if you intend to build or extend your own house rather than buy into a project.
An adult earning member living with parents is assessed as a separate household with its own eligibility, not counted inside the parents' file.
Step 3: Choose your vertical
Which vertical you pick decides which documents are required and who processes the file.
- Beneficiary-led construction or enhancement, where your family builds or extends a house on land it already owns. Land ownership proof is mandatory here.
- Affordable housing in partnership, where you take an EWS unit in a public or private project.
- Affordable rental housing, added under PMAY-U 2.0 for urban workers who need rented accommodation rather than ownership.
- Interest subsidy on a home loan, the successor to the closed CLSS. Note that CLSS itself is finished: MIG-I and MIG-II closed on 31 March 2021 and EWS/LIG on 31 March 2022, so no bank can enrol you under CLSS today.
Step 4: Keep the documents ready
| Document | Mandatory | Why |
|---|---|---|
| Aadhaar card of every family member | Yes | Used for beneficiary validation and de-duplication |
| Income proof or income certificate | Yes | Fixes your EWS, LIG or MIG slab |
| Self-declaration of no pucca house | Yes | Affidavit covering all family members, valid across India |
| Bank account details | Yes | Aadhaar-linked account, since assistance is released by DBT |
| Proof of land ownership | Only for beneficiary-led construction | Establishes clear title to the plot |
| Residence proof | Optional but useful | Ration card, voter ID or a utility bill for the urban local body |
Make sure the name on your Aadhaar and the name on the bank account match exactly. A mismatch here is one of the standard reasons a file stalls at verification.
Step 5: Submit the application
- Open pmay-urban.gov.in and start the citizen application for PMAY-U 2.0.
- Complete Aadhaar-based e-KYC for the applicant.
- Enter household composition, income, current housing status and the urban local body you live in.
- Select the vertical you identified in Step 3.
- Upload the income proof, the self-declaration of no pucca house and bank details, plus land documents if you chose beneficiary-led construction.
- Submit and save the application or assessment ID shown on the confirmation screen. Photograph it. Without this ID, tracking later becomes far harder.
If you cannot do this yourself, the same application can be filed at a Common Service Centre or at your urban local body's citizen service counter, where an operator runs the e-KYC for you.
Step 6: Register the house in a woman's name where required
Under PMAY-U, an EWS or LIG house had to be in the name of an adult female member of the household, or in joint names, with an exception only where the household has no adult female member. Get this right at the application stage; correcting ownership after sanction is a slow, ULB-level process.
After you submit
Verification runs at the urban local body, which checks your declarations against Aadhaar and property records before the file moves up for sanction. Central assistance, when sanctioned, is released in instalments by direct benefit transfer into the Aadhaar-linked account, tied to construction milestones for beneficiary-led cases.
To follow up on an application already in the system, use Track Your Assessment Status on pmaymis.gov.in with your assessment ID, or your name and Aadhaar-linked mobile number.
