PMAY-U: Why Applications Were Rejected and How to Fix It

Why a PMAY-U application was rejected

Under Pradhan Mantri Awas Yojana - Urban (PMAY-U), rejections came from a fixed set of validation checks. A pucca house already owned, a duplicate family application, income above the slab, an Aadhaar mismatch, or an unclear land title. Because the original mission stopped sanctioning new houses on 31 March 2022, new applicants must apply under PMAY-U 2.0; this article explains why old PMAY-U files were rejected and how to fix or follow up on them. One-line reminder: PMAY-U gave Rs 1.5 lakh per EWS house under BLC and AHP, Rs 1 lakh per slum dweller under ISSR, and a now-closed CLSS interest subsidy; sanctioning is closed.

The main rejection reasons and their fixes

1. A pucca house already owned by a family member. This was detected during Aadhaar and property validation. The beneficiary family, husband, wife, unmarried sons and daughters: had to own no pucca house anywhere in India. Fix: there is no fix if the ownership is genuine; the household is not eligible. If the flagged property does not belong to your family, take the ownership evidence to the urban local body (ULB) for correction.

2. Duplicate application by two members of the same family. The mission treated the defined family as one household; two applications from it were rejected as duplicates. Fix: withdraw the duplicate and pursue a single application. Adult earning children living separately are a separate household and must be assessed on their own eligibility.

3. Income above the slab claimed. Found during verification of the income certificate. PMAY-U slabs were EWS up to Rs 3 lakh, LIG Rs 3-6 lakh, MIG-I Rs 6-12 lakh and MIG-II Rs 12-18 lakh, and BLC/AHP grants were EWS-only. Fix: apply under the correct vertical for your actual income; misdeclaring income was itself a ground for rejection.

4. Aadhaar mismatch. A mismatch between the application and the bank account blocked validation and DBT. Fix: align the name and Aadhaar across the application and the Aadhaar-linked bank account, then have the ULB revalidate.

5. Carpet area above the CLSS slab. For CLSS, the carpet area had to stay within the slab limit (60 sq m for EWS/LIG, 160 for MIG-I, 200 for MIG-II); exceeding it drew no subsidy. CLSS is now fully closed, MIG on 31 March 2021 and EWS/LIG on 31 March 2022, so this is historical.

6. Land title not clear (BLC). In beneficiary-led construction, an unclear title stalled sanction at the ULB stage. Fix: regularise the title/plot documents with the ULB before the BLC file can move.

What to do now — the file is old and the scheme is closed

  1. Check the old file first. Open pmaymis.gov.in and use Track Your Assessment Status with your assessment ID, or your name and Aadhaar-linked mobile number, to see the current state.
  2. For a sanctioned-but-stalled house, escalate to your State Level Nodal Agency or the urban local body that sponsored the project: payment queries on sanctioned houses are handled there.
  3. For a rejected file where you are still eligible, apply afresh under PMAY-U 2.0 at pmay-urban.gov.in, the successor mission in force from 1 September 2024, with its own income slabs and an Interest Subsidy Scheme in place of CLSS.

PMAY-U registration was free. No agent can charge you to add your name to a housing list, and no bank could make CLSS conditional on buying an insurance or investment product.

FAQ

Can I still fix and resubmit an old PMAY-U application? New sanctioning is closed; if you remain eligible, apply under PMAY-U 2.0 instead.

My CLSS was rejected; can I re-apply? CLSS is closed. Interest subsidy for new home loans is now under the PMAY-U 2.0 Interest Subsidy Scheme.

Why was my application marked duplicate? Two members of the same defined family applied; only one household application is allowed. Separate, independent households must be assessed on their own.
