B-1 / P-II Land Record Extract in Chhattisgarh (Bhuiyan Portal)

Chhattisgarh state government scheme

Quick answer

A Chhattisgarh land record is the B-1 (khatauni) and P-II (khasra) extract, published by the Revenue and Disaster Management Department on the Bhuiyan portal at bhuiyan.cg.nic.in. Bhuiyan offers a free B1/P-II view and a digitally signed B1/P-II retrieved by document ID, alongside Bhu-Naksha for revenue maps.

Benefit
An official Chhattisgarh record of rights (B-1) and crop/field register (P-II) showing the bhu-swami, khasra numbers, area, land type and any charge recorded on the holding
How to apply
Both — free online B1/P-II and digitally signed copies on bhuiyan.cg.nic.in, or from the Patwari and the tehsil office

What is the land record called in Chhattisgarh?

Chhattisgarh does not use the words Bhulekh or Jamabandi for its record of rights. The state's land record comes in two linked documents, both maintained by the Revenue and Disaster Management Department and published on the Bhuiyan portal at bhuiyan.cg.nic.in:

  • B-1, the khatauni or record of rights. It names the bhu-swami (landowner), lists the khasra numbers in the holding, the area of each, the land revenue assessed, the class of land and the rights and charges recorded.
  • P-II, the khasra panchsala, the field-wise register kept over a five-year cycle. It records what is grown on each khasra, irrigation and land use, and is the document agriculture departments, crop insurers and mandi systems work from.

Bhuiyan presents both as a single service, "B1/PII प्राप्त करें", and adds a second service, "B1/PII डॉक्यूमेंट आईडी से प्राप्त करें", which fetches a digitally signed copy from the document ID printed on it. That second service is what makes a Chhattisgarh online extract verifiable: an office can re-fetch the record from the ID instead of trusting the paper.

The department also runs Bhu-Naksha, the cadastral map viewer, from the same site.

Who can get a Chhattisgarh land record?

You can get a B-1 or P-II if:

  • You are the bhu-swami recorded in the village record.
  • You are a co-sharer in a joint khata.
  • You are a prospective buyer verifying a holding before paying advance.
  • You are a farmer who needs the record for a Kisan Credit Card, crop insurance, paddy procurement registration or an agriculture subsidy. The P-II in particular is what crop-linked schemes ask for.
  • You are a legal heir after a bhu-swami's death, before filing a fauti namantaran.
  • You are a bank, co-operative society or advocate verifying title.
  • You are any member of the public. The Bhuiyan public view is open and needs no login or stated reason.

You cannot apply, or cannot get what you want, if:

  • You cannot search without the village and an identifier; khasra number, khata number or the recorded name. There is no address or GPS search.
  • You cannot get urban flat records here. Apartments and municipal plots are held under registered deeds and municipal records, not a village B-1.
  • You cannot change an entry online. Mutation and correction are decided by the Tehsildar on an application.
  • You cannot freely buy tribal land. Transfers of Scheduled Tribe land in Chhattisgarh are restricted by the land revenue law and normally need the Collector's permission, so the bhu-swami's category in the B-1 matters before you agree to anything.
  • You cannot treat the B-1 as title. It is presumptive evidence, and a real title check needs the deed chain and mutation orders too.

What details and documents are required?

Requirement Mandatory Notes
District, tehsil, RI circle, village Yes Selected in that order on Bhuiyan
Khasra or khata number Yes (any one) Or the bhu-swami's recorded name
Bhu-swami name and father's name Alternative Old spellings differ from Aadhaar
Document ID Only to re-verify Fetches a digitally signed B1/P-II
Registered deed For namantaran Sale, gift, exchange or partition
Death certificate, heir details For fauti namantaran Mutation after a death
Photo identity Offline only At the tehsil or Lok Seva Kendra

How to get a B-1 and P-II in Chhattisgarh online

  1. Open bhuiyan.cg.nic.in, the Revenue and Disaster Management Department's land records portal for Chhattisgarh.
  2. Choose "B1/PII प्राप्त करें" from the home page.
  3. Select district, then tehsil, then RI circle, then village. Each list loads from the one above, and the village name must be picked, not typed.
  4. Search by khasra number, khata number or the bhu-swami's name. Khasra gives one field; khata gives the whole holding.
  5. Open both the B-1 and the P-II. The B-1 tells you who holds and what the rights are; the P-II tells you what is on the ground and how the land is classed. A crop loan or insurance file usually needs both.
  6. Read the rights and remarks entries, where mortgages, leases, court orders and restrictions on transfer are noted.
  7. Print or save the copy. Where an office wants something it can check, supply the copy with its document ID, and point the office to the "B1/PII डॉक्यूमेंट आईडी से प्राप्त करें" service on Bhuiyan.
  8. Cross-check the plot on Bhu-Naksha, so the khasra number you printed is the plot you think it is.

How to get a Chhattisgarh land record offline

  1. Go to the Patwari of the halka, who maintains the village B-1 and P-II, or to the tehsil office record section.
  2. Ask for a certified copy of the B-1 and P-II, giving the village, khasra or khata number and the year.
  3. Pay only the notified fee at the tehsil counter or the Lok Seva Kendra, and take a printed receipt. Lok Seva Kendras are the state's authorised service counters under the Chhattisgarh public services guarantee framework and must display their charges.
  4. Collect the signed copy and check the khasra numbers, areas and the bhu-swami category on the spot, before you leave the counter.

How do I get a mutation done in Chhattisgarh?

A registered sale, gift, partition or an inheritance only reaches the B-1 through a namantaran (mutation) ordered by the Tehsildar.

  1. Apply at the tehsil with the registered deed, or with the death certificate and heir details for a fauti namantaran after a death.
  2. The Patwari reports on the holding and the entry to be changed.
  3. Notice is issued to co-sharers and interested parties, and objections are heard.
  4. The Tehsildar passes the mutation order, and the entry is changed in the B-1.
  5. Check Bhuiyan again after the order to confirm the change actually appears online. An order that was never posted to the record is common and is fixable by taking the order copy back to the tehsil.

Until the mutation is sanctioned, the previous holder's name remains in the record, which is why banks refuse loans against a freshly purchased khasra.

What does it cost, and what should you refuse to pay?

Viewing and printing the B-1 and P-II on bhuiyan.cg.nic.in costs nothing, and no login is required. A counter copy at the tehsil or a Lok Seva Kendra costs only the notified fee, against a receipt.

Agents outside Chhattisgarh tehsils charge hundreds of rupees to open a free public web page, and some claim they can "get the namantaran passed". No payment buys a mutation order — the Tehsildar decides on the record and after notice. Pay only the counter rate, keep the receipt, and never hand your Aadhaar or an OTP to a middleman.

Why do Chhattisgarh land record checks go wrong?

  • Wrong village selected where names repeat inside a tehsil.
  • Name search failing because the record carries an older spelling or the father's name in a different form.
  • Reading only the B-1 and missing the land classification and crop entries in the P-II.
  • Ignoring the bhu-swami category on tribal land, where transfer is restricted.
  • Assuming registration completed the transfer without a namantaran order.
  • Missing an entry in the rights column, such as a co-operative society mortgage.
  • Not checking Bhu-Naksha, and buying a khasra that is landlocked or shaped differently from what was shown on site.

Grievance and escalation route in Chhattisgarh

  • Patwari of the halka, entries, measurement and field-level issues
  • Revenue Inspector (RI) of the circle
  • Tehsildar: mutation, correction and certified copies
  • Sub Divisional Officer (Revenue); appeals against tehsil orders
  • District Collector, district revenue head
  • Revenue and Disaster Management Department, Government of Chhattisgarh, which owns bhuiyan.cg.nic.in

Carry the khasra number, khata number, village name and the document ID of any copy you have printed. Without the khasra number, no Chhattisgarh revenue office can identify the land you mean.

Documents required

District, tehsil and village of the land
Bhuiyan is organised district → tehsil → RI circle → village, and nothing opens until the village is selected.
Khasra number or khata number
Khasra identifies the field, khata the holding. Either will find the B-1 or P-II entry.
Bhu-swami's name (landowner's name as recorded)optional
Bhuiyan allows a name search within a village, useful when the khasra number is not known.
Document ID of a previously issued B1/P-IIoptional
Bhuiyan has a separate service to fetch a digitally signed B1/P-II by its document ID, which is how an office re-verifies a copy you submitted.
Registered sale deed or gift deedoptional
Needed for a namantaran (mutation) application at the tehsil, not for viewing.
Death certificate and heirship detailsoptional
Needed for a mutation by inheritance (fauti namantaran) after a bhu-swami dies.
Aadhaar or photo identityoptional
Not needed for the free view; carry it at a Lok Seva Kendra or tehsil counter.

Frequently asked questions

Which portal shows Chhattisgarh land records?

bhuiyan.cg.nic.in, the Bhuiyan portal of the Revenue and Disaster Management Department of Chhattisgarh, is the official source. It offers "B1/PII प्राप्त करें" for the record of rights and field register, a service to fetch a digitally signed B1/PII by document ID, and a Bhu-Naksha map service.

What is B-1 and what is P-II in Chhattisgarh?

B-1 is the khatauni or record of rights, listing the bhu-swami, the khasra numbers in the holding, the area and the land revenue, while P-II is the khasra panchsala, the field-wise register that also records crops and land use. Chhattisgarh banks and subsidy schemes usually ask for both together.

Is the Chhattisgarh B1/P-II copy free?

Yes, viewing and printing the B1/P-II from bhuiyan.cg.nic.in costs nothing and needs no login. Only a counter-issued copy at the tehsil or a Lok Seva Kendra carries the notified fee, and no agent may charge above that.

What is the document ID on a Chhattisgarh land record?

The document ID is the reference printed on a digitally signed B1/P-II, and Bhuiyan has a dedicated service — "B1/PII डॉक्यूमेंट आईडी से प्राप्त करें" — that fetches the same record from that ID. It lets a bank or an office confirm the copy you handed over is genuine.

Does a B-1 prove I own the land in Chhattisgarh?

No, the B-1 is a revenue record maintained for land revenue and is presumptive evidence of possession, not conclusive proof of title. A Chhattisgarh title check also needs the registered deed chain and the mutation order that followed each transfer.

How do I see the map of my khasra in Chhattisgarh?

Use the Bhu-Naksha service linked from bhuiyan.cg.nic.in, which shows the cadastral map of a village and the shape and position of each khasra number. Check the map before you file a demarcation or encroachment complaint.

My name or area is wrong in the Chhattisgarh land record. Who fixes it?

The Patwari of the halka records it and the Tehsildar orders the correction, because the Bhuiyan website only displays what the tehsil has entered. Apply at the tehsil with proof of the correct entry, usually the registered deed or an older record.

Is tribal land in Chhattisgarh freely transferable?

No, transfer of land held by a member of a Scheduled Tribe in Chhattisgarh is restricted under the state's land revenue law and generally needs the Collector's permission. Check the land type and the bhu-swami category shown in the B-1 before agreeing to buy.
