Land Record Extract in Telangana (Bhu Bharati ROR and Pattadar Passbook)
Telangana state government scheme
A land record extract in Telangana is the Record of Rights, viewed free on the Bhu Bharati portal at bhubharati.telangana.gov.in run by the Revenue Department and the Chief Commissioner of Land Administration. Telangana lets anyone search land details by survey number, pattadar passbook number, first four digits of Aadhaar, passport or firm number, with the toll number 040-29313999.
What is a land record extract in Telangana?
A land record extract in Telangana is the Record of Rights (ROR) for a landholding, maintained by the Revenue Department, Government of Telangana, under the Chief Commissioner of Land Administration (CCLA). The ROR names the recorded pattadar, the survey number and sub-division number, the khata number, the extent of the holding, the classification of the land and the nature of the right held.
Telangana publishes this through Bhu Bharati, the state's Integrated Land Records Management System at bhubharati.telangana.gov.in. The portal carries the disclaimer that it is the official website of the Revenue Department, Government of Telangana, and the copyright line credits the Chief Commissioner of Land Administration. Telugu and Urdu interfaces sit alongside English on the same screens.
Two things make Telangana different from the northern bhulekh states. First, Telangana ties the land record to a pattadar passbook issued to the holder, so the passbook number is a first-class search key rather than an afterthought. Second, the same portal that shows you the record also runs the transactional side: mutation, succession, NALA conversion, passbook correction, with e-Challan payment and slot booking built in.
What can you actually look up on Bhu Bharati?
Bhu Bharati splits its menu into Information Services, which are open to anyone, and Transactional Services, which need a citizen login. The information services include:
- Land Details Search (Know Land Status), the core ROR view.
- Registered Document Details; details of registered deeds against a property.
- Prohibited Property Search (agricultural): whether a survey number sits on the register of land barred from registration.
- Market Value, Land and Stamp Duty view. The value and duty applicable.
- Tribal data; records relating to land in scheduled areas.
- Application Status: tracking a filed application.
- A link to CERSAI asset-based search, printed directly on the land details screen, for checking whether a bank has recorded a charge.
Who can get a Telangana land record extract?
You can apply if:
- You are the recorded pattadar of agricultural land in any of Telangana's 33 districts, from Adilabad to Yadadri Bhuvanagiri.
- You are a prospective buyer doing due diligence before paying an advance.
- You are a legal heir applying for succession, including succession in assigned lands, which Bhu Bharati handles as a named process flow.
- You are an NRI holding land in Telangana, the portal has an NRI process flow and a passport-number search.
- You are an institution, company, trust or firm holding land, which can apply for a pattadar passbook in its own name.
- You are any member of the public using the free land details search, which asks for no login and no reason.
You cannot apply if. The honest limits are these:
- You cannot search without district, mandal and village. Those three dropdowns gate every search key.
- You cannot search on a full Aadhaar number. Bhu Bharati deliberately accepts only the first four digits, and asking anyone for your full Aadhaar to "check land" is a warning sign.
- You cannot see non-agricultural urban property here in the same way. Telangana's ROR system centres on agricultural land and pattadar holdings; flats and urban plots are traced through the registration department's records.
- You cannot register a property that sits on the prohibited properties list, however willing buyer and seller are.
- You cannot change an entry through a search. Mutation, correction and succession are separate applications with their own fees and eKYC.
What do you need before you start?
| Requirement | Mandatory | Notes |
|---|---|---|
| District, mandal, village | Yes | Three cascading dropdowns, 33 districts |
| Survey number with sub-division | One key | The commonest route |
| Pattadar passbook number | One key | Fastest if you hold the passbook |
| First four Aadhaar digits | One key | Only four digits, by design |
| Passport number | One key | For non-resident owners |
| CIN, trust or firm number | One key | For institutional holders |
| Khata number | Optional | Narrows the result |
| Mobile number | For transactions | OTP login, slot booking, e-Challan |
How to get a land record extract in Telangana online
- Open bhubharati.telangana.gov.in and choose Information Services, then Land Details Search. No login is needed for this step.
- Pick your Search By option; survey number with sub-division number, pattadar passbook number, first four digits of Aadhaar, CIN or trust or firm number, or passport number.
- Select District, then Mandal, then Village. The village list loads only after the mandal is chosen.
- Enter your search key, add the khata number if you have it, and submit.
- Check the "Records are updated as on" date printed on the screen before you rely on anything. This is the single most useful field on the page and most users scroll past it.
- Read the record against your papers — pattadar name, survey and sub-division number, extent, classification and nature of right.
- Run the Registered Document Details search for the same land, and the Prohibited Property Search, before any purchase. A clean ROR with the survey number sitting on the prohibited list is not a clean deal.
- Use the CERSAI link on the same screen to check whether a lender has recorded a charge against the asset.
- Sign up and log in only when you need a transactional service. Bhu Bharati registration takes personal and address details, a mobile number and an OTP.
How to apply for a mutation, passbook or correction
- Log in as a citizen on Bhu Bharati, or go to a MeeSeva centre, which is where the portal's process flows route eKYC.
- Complete the data entry for the service you need, mutation, application for a pattadar passbook, duplicate passbook, passbook data correction, succession including assigned lands, NALA conversion, GPA or SPA related applications, or a grievance on a specific land matter.
- Pay the fee and download the e-Challan and the transaction summary, which the portal lists as its own numbered step.
- Book a slot, which Bhu Bharati requires as part of the registration and mutation process flow rather than leaving you to queue.
- Complete eKYC, at a MeeSeva counter or through the Bhu Bharati eKYC route depending on the service.
- Let the application go to the department login for verification and approval by the Tahsildar and the revenue hierarchy.
- Track it under Application Status on the portal until the approval and, for a passbook, until the request reaches the printing agency.
The offline anchor in Telangana is the MeeSeva centre and the mandal Tahsildar's office. MeeSeva handles the eKYC and counter data entry for people without a smartphone or a stable connection, and the Tahsildar is the officer who actually decides a mutation.
How current are the records, and how long are they valid?
A Telangana ROR extract carries no expiry date, but it is only as good as the update date printed on the search screen. Any sale, succession, NALA conversion or correction sanctioned after that date will not be reflected.
Telangana banks and buyers therefore ask for a freshly pulled extract, and a careful buyer re-checks the land details search, the registered document details and the prohibited property list again on the day the deal is closed. Nothing needs renewing. The search is free, so run it again.
A pattadar passbook is a different matter. It is a physical booklet that can be lost or damaged, and Bhu Bharati carries a duplicate passbook application precisely for that, as well as a passbook data correction flow for a wrong name, extent or survey number.
Why do Telangana land record searches go wrong?
- Wrong mandal or village selected, giving an empty result that is then misread as an unrecorded holding.
- Survey number without the sub-division number. Telangana holdings are routinely sub-divided, and the parent survey number alone can return the wrong extent.
- Searching on a full Aadhaar number, which the portal does not accept. Only the first four digits are used.
- Relying on an old Dharani screenshot rather than a current Bhu Bharati search, when the record has since been updated.
- Ignoring the prohibited properties list, which is the single most expensive omission in a Telangana land purchase.
- Assuming registration completed the mutation. Telangana runs mutation as a distinct application with its own fee, eKYC and approval.
- Missing the update date on the screen, and treating a stale record as current.
What does it cost, and what should you refuse to pay?
The Land Details Search and all the other information services on Bhu Bharati are free and need no login. Where a transactional service carries a charge, the portal generates an e-Challan and a transaction summary, and that challan is the only legitimate payment, pay it through the portal or at a MeeSeva counter at the notified MeeSeva charge, and keep the receipt.
Agents outside mandal offices and MeeSeva centres across Telangana offer to "clear the mutation" or "get the passbook fast" for several thousand rupees. They are entering the same details into the same portal and booking the same slot. No officer can move a survey number off the prohibited list, insert a pattadar or approve a mutation without the statutory process. Never hand over your Aadhaar OTP, your Bhu Bharati password or your original pattadar passbook to a middleman.
Grievance and helpline route
- Bhu Bharati toll number, 040-29313999, published on the portal as operating 10 AM to 5 PM
- Portal: bhubharati.telangana.gov.in, which carries user manuals, do-it-yourself videos and an FAQ section for each process flow
- Grievance services on the portal, grievances on specific land matters, and a separate grievance route relating to inclusion in the prohibited properties list
- Local level. The Tahsildar of the mandal where the land lies
- Division level, the Revenue Divisional Officer
- District level. The District Collector's revenue wing
- State level. The Chief Commissioner of Land Administration, Telangana, at ccla.telangana.gov.in
Carry the district, mandal, village, survey number and any application or challan number to each of these. Without the survey number, no Telangana revenue office can trace your land.
How to check your application status
A land details search on Bhu Bharati returns the record instantly and has no status to track, but the transactional services (mutation, pattadar passbook issue or correction, duplicate passbook, succession, NALA conversion) go through an approval chain and can sit at a Tahsildar's desk for days. Here is how to follow one up.
- Log in to Bhu Bharati with the mobile number and OTP used at the time of application, and open the Application Status service under Information Services.
- Enter your application or acknowledgement number, printed on the e-Challan and transaction summary you downloaded when you filed. Keep that number; the portal has no easy way to look up an application by name alone.
- Read the stage shown against the application, whether it is pending data entry, awaiting eKYC, under Tahsildar verification, sent back for correction, or approved. For a passbook request, a separate stage shows whether the request has reached the printing agency.
- If the status has not moved for more than a couple of weeks, do not resubmit; a duplicate filing only adds a second application to the queue. Instead follow up offline.
- Visit the MeeSeva centre where you filed, or the office of the Tahsildar of the mandal where the land lies, with your acknowledgement number, survey number and identity proof, and ask for the file to be traced.
- Escalate up the revenue hierarchy if the mandal office gives no answer: the Revenue Divisional Officer at division level, then the District Collector's revenue wing, and finally the Chief Commissioner of Land Administration at ccla.telangana.gov.in at the state level.
- Call the Bhu Bharati toll number, 040-29313999, between 10 AM and 5 PM, with the same acknowledgement number ready, for a status update or to lodge a grievance if the delay looks unreasonable.
Carry the survey number and sub-division number to every one of these follow-ups. A revenue office working from a survey number can trace a stuck file in minutes; one working from a name alone often cannot.
Common reasons for rejection
Bhu Bharati mutation, passbook and succession applications are turned down or sent back for the same handful of reasons, and each has a specific fix rather than a general "reapply carefully."
- The survey number sits on the prohibited property list. Land recorded as government land, assigned land not eligible for transfer, land under litigation, or land otherwise barred from registration cannot be mutated in the buyer's or heir's name. Run the Prohibited Property Search on Bhu Bharati before filing, and if the entry is wrong, raise it through the portal's grievance route on prohibited-property inclusion rather than attempting the mutation anyway.
- The applicant is not the recorded pattadar and has no valid transfer document. A mutation needs a registered sale deed, a court decree, or a succession/legal-heir document behind it. An unregistered agreement, a power-of-attorney sale that was never itself registered, or a family arrangement with no paper trail is routinely rejected at the Tahsildar's verification stage.
- Succession is filed without the full set of legal heirs identified, or without a legal heir certificate, death certificate, or the consent or notice of the co-heirs. A succession mutation covering only one heir when others exist is either rejected or held pending until the remaining heirs are brought on record.
- The survey number or sub-division number in the application does not match the current Bhu Bharati record, often because the land was sub-divided after the applicant's papers were drawn up. Pull a fresh land details search and use the sub-division number exactly as it appears there, not the number from an old sale deed.
- eKYC is incomplete or the mobile number on the application does not match the Aadhaar-linked number used for OTP verification. The application stalls at the eKYC stage until this is corrected at a MeeSeva counter.
- An objection is filed during the mutation notice period. Telangana's mutation process allows neighbouring landholders or other interested parties to object before the Tahsildar finalises the entry; a genuine boundary or ownership dispute raised at this stage puts the mutation on hold pending enquiry, and the applicant has to appear before the Tahsildar to answer it.
- Outstanding land revenue or other statutory dues against the survey number can hold up a mutation until cleared, since the passbook and ROR entry are meant to reflect a holding free of unresolved departmental demands.
- The e-Challan was paid for the wrong service or the payment does not reconcile with the application, which happens when an applicant pays offline at a MeeSeva counter but the receipt is not linked back to the online application number. Keep the challan number and transaction summary together and quote both if the office cannot locate the payment.
In every one of these cases the fix is a correction and refiling with the missing document or the corrected survey detail, not a fresh application from scratch, and not a payment to anyone offering to "clear" the objection outside the Tahsildar's office.

Frequently asked questions
Has Dharani been replaced in Telangana?
Telangana's land records now run on Bhu Bharati at bhubharati.telangana.gov.in, described on the portal itself as the Integrated Land Records Management System of the Government of Telangana under the Revenue Department, with copyright held by the Chief Commissioner of Land Administration. Old Dharani links redirect into this portal.
Is the Telangana land record search free?
Yes, the Land Details Search under Information Services on Bhu Bharati is free and needs no login. The portal states that the information provided online is updated and that no physical visit is required.
What can I search by on Bhu Bharati?
Bhu Bharati accepts five search keys — survey number with sub-division number, pattadar passbook number, the first four digits of the Aadhaar number, CIN or trust or firm number, and passport number — after you select district, mandal and village.
What is a pattadar passbook in Telangana?
A pattadar passbook is the booklet issued to a recorded agricultural landholder in Telangana carrying the holding details, and Bhu Bharati handles applications for a new passbook, a duplicate passbook, passbook data correction and passbooks for institutions.
How current are the Telangana land records online?
The Bhu Bharati land details search prints a "Records are updated as on" date on the screen itself, so you can see how fresh the data is before you rely on it. Check that date every time rather than assuming it is today.
Can an NRI handle Telangana land matters online?
Yes, Bhu Bharati publishes a separate NRI portal process flow and allows search by passport number, which is aimed at non-resident owners who cannot appear at a MeeSeva counter easily.
What is the prohibited properties list?
The prohibited properties list is the register of land barred from registration, and Bhu Bharati carries both an agricultural prohibited property search and a grievance route for wrongful inclusion in that list. Check it before paying an advance, because a listed survey number cannot be registered.
Whom do I call about a Bhu Bharati problem?
Call the Bhu Bharati toll number 040-29313999, published on the portal as operating from 10 AM to 5 PM. For a records dispute rather than a portal problem, the Tahsildar of the mandal and then the Revenue Divisional Officer are the escalation.
