Jamabandi Nakal (Land Record Extract) in Haryana
Haryana state government scheme
A Jamabandi Nakal in Haryana is the record of rights for a piece of land, and the Revenue Department publishes it free on jamabandi.nic.in for all 143 tehsils in real time. Haryana also issues a "verifiable copy of Nakal" with a reference number that any office can re-check online, and the portal lists 0172-2707321 for complaints and suggestions.
What is a Jamabandi Nakal in Haryana?
A Jamabandi Nakal in Haryana is a copy of the record of rights for a piece of land, maintained by the Revenue and Disaster Management Department. The jamabandi is the tehsil's master register of who owns land, who cultivates it, how much area each holding covers, what land revenue is assessed on it, and what rights or charges other people have over it.
Haryana does not brand its land record as "Bhulekh" the way Uttar Pradesh does, or as "Bhoomi" the way Karnataka does. In Haryana the document is simply the Jamabandi, and the copy you take away is the Nakal. The state publishes it on jamabandi.nic.in, which the portal describes as online revenue records running on real-time data, covering the state's 143 tehsils.
A single Jamabandi page carries:
- the khewat number, which identifies the ownership holding
- the khatauni number, which identifies the cultivation holding
- the khasra numbers, the individual fields that make up the holding
- the area of each khasra, in kanal and marla
- the share of each co-owner, written as a fraction
- the kind of tenancy and the land revenue assessed
- the remarks (kaifiyat) column, where mortgages, court orders, gifts and other charges are recorded
That remarks column is the one buyers skip and later regret, because a mortgage in favour of a bank or a co-operative society is usually written there.
Who can get a Haryana land record?
You can get a Jamabandi Nakal if:
- You are the recorded owner of land anywhere in Haryana.
- You are a co-sharer in a joint holding and want to see your fraction.
- You are a prospective buyer checking a holding before paying advance money.
- You are a farmer who needs the record for a crop loan, a Kisan Credit Card, a subsidy application or crop registration.
- You are a legal heir working out what a deceased relative held.
- You are a bank, co-operative society or advocate verifying title.
- You are any member of the public. The Haryana land record is a public record, the online view is open to everyone, and no consent from the owner and no stated reason is required.
You cannot apply, or cannot get what you want, if:
- You cannot search without the village and an identifier. A postal address or a landmark will not find a record. You need khewat, khatauni, khasra or the owner's name along with the district, tehsil and village.
- You cannot get a record for urban property this way. Flats, plots in municipal colonies and HUDA/HSVP sectors are held under municipal or authority records and registered deeds, not under a village jamabandi.
- You cannot get a correction from the portal. Changing a name, a share or an area needs a mutation or a correction order from the Tehsildar.
- You cannot see a sale that has not been mutated. A deed registered last week may not yet be in the jamabandi.
- You cannot rely on the record alone for title. A jamabandi is presumptive evidence of possession and revenue liability, not conclusive proof of ownership.
What do you need before you search?
| Requirement | Mandatory | Notes |
|---|---|---|
| District, tehsil, village | Yes | Selected in that order from dropdowns |
| Khewat / khatauni / khasra number | Yes (any one) | Or the owner's name as recorded |
| Jamabandi year | Helpful | Haryana revises jamabandis every five years |
| Owner's name and father's name | Alternative | Old spellings often differ from Aadhaar |
| Reference number | Only to re-verify | For checking a verifiable copy someone gave you |
| Photo identity | Offline only | For a certified Nakal at the tehsil counter |
How to get a Haryana Jamabandi Nakal online
- Open jamabandi.nic.in, the Revenue Department's land records portal, and go to the Jamabandi section in the menu.
- Choose "Jamabandi Nakal" and then select your district, tehsil and village from the dropdowns, in that order. Each list loads only after the one above it is chosen.
- Pick how you want to search, by owner name, by khewat, by khatauni or by khasra/survey number. Searching by khewat is the cleanest if you already have an old Nakal; searching by name is the fallback when you do not.
- Select the specific entry from the list the portal returns. Where several owners share a name, match the father's name and the village before opening a record.
- Read the full page, including the kaifiyat/remarks column, where mortgages, attachments and pending orders are written. Check the share fractions if the holding is joint.
- Print or save the Nakal from the browser. The free view is enough for personal checking, a subsidy portal upload and most day-to-day uses.
- Use "Get verifiable copy of Nakal" when the office you are dealing with wants something it can re-check. The copy carries a reference number that anyone can enter back on jamabandi.nic.in to confirm it is genuine.
How to get a certified Nakal offline in Haryana
- Go to the Patwari of the halqa in which the village falls, or to the tehsil record room. The Patwari holds the working record; the record room holds the attested jamabandis.
- Apply for a Nakal, giving the village, khewat or khasra number and the jamabandi year you want.
- Pay only the notified copying fee at the counter and insist on a printed receipt. There is no separate "fast" rate.
- Collect the attested copy, signed and stamped by the record keeper. This is the version courts and some banks want when a printout will not do.
- If the record is wrong, file an application with the Tehsildar for correction or for a mutation, rather than asking the Patwari to change a figure informally.
How do I check mutation status in Haryana?
A sale, a gift, an inheritance or a mortgage only reaches the jamabandi through a mutation (intkaal). jamabandi.nic.in carries mutation services alongside the Nakal β checking a mutation, filing an objection and tracking status, so after registering a deed you should follow the mutation, not just the deed.
The practical sequence in Haryana is: the deed is registered at the tehsil, the mutation is entered, notice goes to the parties and co-sharers, objections are heard, the Revenue Officer sanctions the mutation, and only then does the buyer's name appear in the jamabandi. Until sanction, the seller's name is still the one in the record of rights, which is exactly why banks refuse a loan on a freshly bought plot.
What does it cost, and what should you refuse to pay?
Viewing and printing a Jamabandi Nakal on jamabandi.nic.in costs nothing, and the portal needs no login for the public search. A certified copy at the tehsil costs only the notified counter fee, against a receipt.
Agents sitting outside Haryana tehsils offer to "get your Nakal" for a few hundred rupees. They are opening the same free page you can open on a phone. No officer can change an entry for a fee, and there is no priority queue at the record room. Pay only the counter rate, take the receipt, and never hand your Aadhaar or OTP to a middleman.
Grievance and helpline route in Haryana
- Portal complaints and suggestions: 0172-2707321, the number published on jamabandi.nic.in
- Village level: the Patwari of the halqa, for entry and measurement issues
- Tehsil level: the Tehsildar or Naib Tehsildar, for mutation and correction orders
- Sub-division level: the Sub Divisional Officer (Civil)
- District level: the Deputy Commissioner, as the head of district revenue administration
Carry the khewat and khasra numbers, the village name and any application or reference number to every one of these. Without the khasra number, no revenue office can trace the land you are talking about.
Common reasons for rejection
A Jamabandi Nakal request is not a scheme application, so there is no sanction or approval to be refused. What actually goes wrong is that the search fails, the copy is rejected by whoever you hand it to, or a correction/mutation request tied to it is turned down. The recurring reasons in Haryana are:
Wrong or incomplete identifier. Searching by only a village name, or a khasra number without the correct khewat, returns no result or the wrong holding. Fix: get the exact khewat, khatauni or khasra number from an old Nakal, a registered deed, or the Patwari before searching.
Name spelling mismatch. Landowner names recorded decades ago in the jamabandi often differ from the spelling on Aadhaar or a PAN card, especially for names transliterated from Urdu-era records. A name search then misses the entry entirely. Fix: search by khewat or khasra instead of name, or ask the Patwari to confirm the recorded spelling.
Property is urban, not rural. Flats, HUDA/HSVP sector plots and municipal colony property are not covered by a village jamabandi at all, so no search by district-tehsil-village will ever find them. Fix: request the property record from the municipal corporation or HSVP, not jamabandi.nic.in.
Deed registered but mutation not yet sanctioned. A bank or buyer rejects a Nakal that still shows the seller's name, even though the sale deed is registered. This happens because mutation is a separate process that runs after registration, with notice to co-sharers and a hearing before the Revenue Officer. Fix: check the mutation status on jamabandi.nic.in and follow up with the Tehsildar until sanction is recorded, rather than treating registration alone as sufficient.
Unattested printout submitted where a certified copy was required. Courts, some banks and some government schemes will not accept a plain browser printout of the Nakal as proof, even though it is accurate. Fix: use the "verifiable copy of Nakal" with its reference number for anything that needs to be re-checked by an office, or get a certified copy stamped by the Patwari or tehsil record room.
Pending mortgage, attachment or court order in the kaifiyat column, missed at first read. A loan or sale application gets rejected downstream when the lender's own check turns up a charge the applicant did not disclose because they skipped the remarks column. Fix: read the full kaifiyat entry before relying on a Nakal for a transaction, not just the ownership and area fields.
Correction request filed with the wrong office. Asking the Patwari to informally change a figure, instead of filing with the Tehsildar, gets nowhere and the record stays uncorrected. Fix: submit a formal correction or mutation application to the Tehsildar, with the khewat and khasra numbers and supporting documents.

Frequently asked questions
Which is the official land record portal for Haryana?
jamabandi.nic.in is the official land records portal of the Revenue and Disaster Management Department, Haryana. It publishes Jamabandi Nakal, mutation status, cadastral maps, registered deed information and registration appointments for all 143 tehsils of the state on real-time data.
Is the Haryana Jamabandi Nakal free to view online?
Yes, viewing and printing a Jamabandi Nakal on jamabandi.nic.in costs nothing and needs no login. Only a certified copy issued at the tehsil record room carries the notified counter fee, and no agent is entitled to charge above that.
What is a "verifiable copy of Nakal" in Haryana?
A verifiable copy of Nakal is a Jamabandi extract carrying a reference number that anyone can re-enter on jamabandi.nic.in to confirm the copy is genuine. Haryana added it so that banks and offices can check a submitted Nakal without asking the applicant to return to the tehsil.
What is the difference between khewat, khatauni and khasra?
Khewat is the ownership holding number, khatauni is the cultivation holding number and khasra is the individual field or plot number. A Haryana Jamabandi page is organised by khewat, lists the khatauni under it, and then lists the khasra numbers and areas that make up the holding.
Does the Jamabandi Nakal prove I own the land?
No, a Jamabandi is a record of rights maintained for revenue purposes and is presumptive evidence, not conclusive proof of title. A Haryana title check also needs the registered sale deed, the mutation entry that follows it, and a search of registered deeds against the property.
How often is a Haryana Jamabandi updated?
Haryana jamabandis are revised on a five-year cycle by the Patwari and attested by the Revenue Officer, and mutations are entered as they are sanctioned in between. That is why a recent sale may show in the mutation record before it appears in the current jamabandi.
My name is wrong in the Haryana land record. What do I do?
Approach the Patwari of the halqa and then the Tehsildar of the tehsil, because corrections are made in the revenue record, not on the website. The portal only displays what the tehsil has entered, so a fix has to be sanctioned at the tehsil level.
Whom do I contact if jamabandi.nic.in is not working?
Call 0172-2707321, the number the Jamabandi Haryana portal publishes for complaints and suggestions. For a records problem rather than a portal problem, the Patwari, then the Tehsildar and then the Deputy Commissioner of the district are the right escalation.
