Telangana 2BHK Double Bedroom Housing Scheme
Telangana state government scheme
Telangana 2BHK Double Bedroom Housing Scheme gives a fully built house free of cost to shelter-less poor families, with rural units of about 560 square feet on 200 square yard plots and multi-storey urban flats. The state planned about 5.72 lakh houses. New enrolment now runs through the Indiramma Indlu housing programme of the Housing Department.
What is the Telangana 2BHK Double Bedroom Housing Scheme?
Telangana 2BHK Double Bedroom Housing Scheme is the state's flagship free-housing programme, run by the Housing Department of the Government of Telangana through the office of the Commissioner, Weaker Section Housing Programme. The scheme builds a complete two-bedroom pucca house and hands it over to a shelter-less poor family at no cost at all. Locally the programme is known simply as the "double bedroom" or "2BHK" scheme, and searches for double bedroom illu or rendu padaka gadula illu refer to the same programme.
The scheme was announced in 2014 and the first pilot houses were built at Erravalli, with the model unit inaugurated on 5 March 2016. Government of Telangana planned around 5.72 lakh houses statewide, of which roughly 2 lakh were earmarked for Hyderabad alone. The published target sequence was about 2.72 lakh houses by March 2019 and a further 3 lakh by 2024.
What separates this scheme from most housing programmes in India is that it is not a subsidy. Under central housing schemes a beneficiary usually receives staged assistance and builds the house themselves, often topping up with a loan. Under the Telangana 2BHK scheme the state constructs the unit; in rural areas often on a plot the family already holds or on government land, in urban areas as apartment blocks, and gives it to the family with no beneficiary contribution.
Key features
- Free house, with zero beneficiary contribution and no loan component.
- Rural unit of about 560 square feet on a 200 square yard plot.
- Urban units built as apartments from ground plus three to ground plus nine floors, because urban land is limited.
- Each unit contains two bedrooms, a hall, a kitchen and two bathrooms.
- The house cannot be sold; it passes only by inheritance.
The unit cost was originally estimated at about Rs 3.5 lakh in 2014 and was later revised upward to about Rs 7.5 lakh by 2017 as material and labour costs rose. Capital outlay reported for the programme crossed Rs 18,000 crore by March 2018, when roughly 9,500 units were complete and about 1.69 lakh were in advanced stages of construction.
Who is eligible for the Telangana 2BHK house?
You can be selected if:
- You are a permanent resident of Telangana.
- Your family is shelter-less. You own no pucca house anywhere in the state.
- Your family holds a food security card (white ration card), which is the key the Housing Department uses to identify economically weaker households.
- Your family has not previously received a house under any government housing scheme.
- Your household details are verified in the field by the gram panchayat secretary, the MPDO office or the municipal ward officer.
Priority within the eligible pool has generally gone to families living in thatched, kutcha or collapsing structures, to households headed by a widow or a single woman, to families with a member who has a disability, and to Scheduled Caste and Scheduled Tribe families in habitations covered by saturation drives.
You are not eligible and cannot apply if:
- Your family already owns a pucca house in Telangana, whether occupied or rented out.
- Your family has already been sanctioned a house under an earlier state or central housing scheme.
- You are not a resident of Telangana.
- Two members of the same family apply separately โ only one house is given per family, and duplicate claims are removed at verification.
- You cannot produce a food security card or any credible proof of economically weaker status.
Ownership of agricultural land does not by itself disqualify a family. The test applied is shelter, not landholding: a family that farms a small plot but lives in a kutcha hut remains eligible.

How to apply for the Telangana 2BHK housing scheme
- Check whether you already have a live application. Open indirammaindlu.telangana.gov.in and use the application search, entering your mobile number, Aadhaar number, application ID or food security card number. Many families sanctioned under 2BHK already appear in the housing database and do not need a fresh application.
- Collect your documents; Aadhaar cards for all family members, the food security card, Telangana residence proof, and the land document if the house is to be built on your own plot.
- Submit the application where you live. In a village, hand it to the gram panchayat secretary or the MPDO office of your mandal. In a town or city, submit it at the municipal ward office or the corporation's housing section. Applications are also collected during state enrolment drives held at the ward and panchayat level.
- Complete field verification. A revenue or panchayat official visits your home to confirm that you are shelter-less, that the family details match your ration card, and that the proposed site is usable.
- Wait for the sanction list. Sanctioned names are read out and displayed at the gram panchayat or ward office and are recorded against your application ID in the housing database.
- Track construction and handover. Once sanctioned, follow the stage-wise progress on the portal or with the field engineer, and take possession when the unit is handed over.
Applications are free at every stage. No official is authorised to collect money for a sanction, a site or a handover.
How to check your application status
- Open indirammaindlu.telangana.gov.in.
- Choose the application search option.
- Search by mobile number, Aadhaar number, application ID or food security card number.
- Read the stage shown against your record: applied, verified, sanctioned, under construction, or handed over.
- If the record is missing or wrong, use the grievance entry option on the same portal and note the grievance number for later tracking.
Why applications get rejected
- A pucca house already exists in the family's name, found during field verification or in the property database.
- Duplicate claim, two members of one family applied separately.
- Aadhaar or ration card mismatch, where the name or family composition on the application does not match the food security card.
- No usable site, where the family has no plot and no government land is available in that habitation. These cases are typically deferred to an urban block rather than rejected outright.
- Applicant is not a Telangana resident, or has shifted out of the state.
- Earlier housing benefit already drawn under another government scheme.
The fix for a mismatch is almost always a correction to the food security card or Aadhaar record rather than a new housing application. Get the ration card corrected at the MeeSeva centre first, then raise a grievance on the housing portal so the corrected record is pulled in.
Key dates and current position
Telangana 2BHK Double Bedroom Housing Scheme was announced in 2014, with the pilot at Erravalli inaugurated on 5 March 2016. Construction ran through the following years, with the capital outlay reported above Rs 18,000 crore by March 2018. Sanctioned units continue to be completed and handed over. Fresh enrolment for state housing now flows through the Indiramma Indlu programme operated by the same Housing Department, which is why the official portal for housing applications and status is indirammaindlu.telangana.gov.in.
Families with a pending 2BHK sanction should not assume it has lapsed. Search the record on the portal first, and raise a grievance if the entry is missing.

Frequently asked questions
Does the Telangana 2BHK house cost the beneficiary anything?
No, the 2BHK Double Bedroom Housing Scheme house is given free of cost to the shelter-less poor family. The entire construction cost is met by the Government of Telangana, and there is no loan, no instalment and no repayment by the beneficiary. Any person demanding money to get a house sanctioned is acting illegally.
What is the size of a Telangana 2BHK house?
Rural 2BHK units are built to roughly 560 square feet on a 200 square yard plot. Each unit has two bedrooms, a hall, a kitchen and two bathrooms. Urban beneficiaries receive flats in blocks ranging from ground plus three to ground plus nine floors, because land in cities such as Hyderabad is scarce.
Can the 2BHK house be sold?
No, the house cannot be sold. Government of Telangana conditions allow the house to pass only by inheritance to the next generation of the same family. The restriction exists so that free houses are not resold and the family that needed shelter keeps it.
Is the 2BHK scheme still open, or has Indiramma Indlu replaced it?
Fresh enrolment now goes through the Indiramma Indlu housing programme run by the same Housing Department, while 2BHK units already sanctioned are being completed and handed over. Applicants should search their existing 2BHK application on indirammaindlu.telangana.gov.in using the food security card, Aadhaar or mobile number before filing anything new.
Who is not eligible for a Telangana 2BHK house?
Families that already own a pucca house anywhere in Telangana are not eligible, and neither are families that have already received a house under any earlier government housing scheme. Non-residents of Telangana and families with more than one member claiming separately are also excluded.
How do I check my 2BHK or Indiramma Indlu application status?
Use the application search on indirammaindlu.telangana.gov.in, where you can look up your case by mobile number, Aadhaar number, application ID or food security card number. The same portal carries a grievance entry and grievance tracking option if the status shown is wrong.
What is the helpline for Telangana housing scheme queries?
The Housing Department helpline is 1800 599 5991, published on the official Indiramma Indlu portal. Local queries about site allotment and field verification are handled by the gram panchayat secretary, the MPDO office in rural areas and the municipal ward office in urban areas.
